Repair or AC Replacement? Learn the $5,000 Rule
Summer has come and gone, and the long cooling cycle is winding down. It is time, and your faithful air conditioner received a much-needed inspection and maintenance check. Unfortunately, the inspection exposed a necessary repair, and the bill is higher than expected. As a homeowner, the internal question arises: is an AC replacement or repair the wisest decision? It’s not an easy decision.
A common guide used by the air conditioning industry is called the $5000 rule. The calculation is rather simple: multiply the age of the air conditioner by the cost of the repair. If the result is higher than $5000, the recommendation is to replace the system rather than make the repair. A ten-year-old system that requires a $600 repair (10 x $600 = $6000) should be replaced rather than repaired, since the product is higher than $5000.
Such “rules” are admittedly a generalization and not a mandate. A homeowner must consider several factors along with the $5000 rule, including:
- The age of the air conditioning system. Air conditioners typically last between 15 and 20 years: annual maintenance will add a few years to this average. The older the system, the more pressing the need for replacement.
- Examine the repair bill. A ten-year-old system without a history of repairs suddenly requires several small repairs at one time, such as replacing a capacitor, clearing a drain line, and adjusting the thermostat; the $5000 rule might not apply.
- A history of repairs. If the present repair is one in a series of repairs, the accumulated repair bill should enter the decision-making.
- Determine replacement cost. How much will it cost to replace your current air conditioner system? This is not hard to figure out. If Northwind AC identifies the repair needed, we can also give an estimate of replacement. We will complete a J Load calculation. The technician will gather needed information—square footage, the size and number of windows and doors, the insulation value of the home, and other factors. The calculation results in a proper size of the replacement system. Most AC contractors will complete a J Load calculation free of charge.
- Homeowner preference. Once the size of the air conditioner has been determined, a homeowner must determine the efficiency rating of the system and the brand. Most AC contractors will work with a homeowner and provide an AC replacement estimate free of charge.
- Loss of efficiency. If the repair bill approaches the $5000 amount AND the system is demonstrating a loss of efficiency, demonstrated by higher energy use, the additional cost should help decide whether to repair or replace.
- Comfort and health. If the air conditioner is struggling to keep the home comfortable, if the air is stuffy and humid, and the equipment is noisy, these factors may also help a homeowner to make the decision.
- Present financial situation. After determining the replacement cost and the repair cost, a homeowner may decide to make the repair instead of replacing the system. This might allow the homeowner to save, plan, and prepare for an AC replacement at a more convenient schedule.
